The Planning Department is responsible to ensure that all new development is in accordance with the Official Plan for the Bonfield Planning Area. The Official Plan sets out the policies and guidelines for the future growth of the Municipality. The Official Plan is available for purchase at the Municipal Office for a fee of $40.00 or can be found in our By-law section.
Planning department staff members are responsible for the administration of the Township’s Comprehensive Zoning By-Law 2012-49. The Zoning By-Law sets out various regulations with respect to buildings and land use. If you are planning to erect a new building or adding onto and existing structure contact the Planning department for assistance to ensure that the proposed construction, use and location is in compliance with Zoning By-Law 2012-49.
The regulations set out in the zoning by-law can also assist anyone who is proposing to purchase property in the Township of Bonfield. The zoning by-law sets out the permitted uses and zoning of the property you are proposing to purchase. Planning staff will be more than happy to assist you in interpreting the zoning provisions for the subject property to ensure that the proposed uses are in compliance with municipal regulations.
Although the municipality does not issue business licenses, we wish to ensure that the property from which you would like to operate a business is zoned properly and is in accordance with all other regulations. Our zoning by-law has specific provisions for all types of industrial and commercial uses among other things.
Planning Advisory Committee
The Planning Advisory Committee is a five member Committee of Council that is composed of two appointed members of Council and three residents of the community who are interested in the way in which their Municipality grows.
The Planning Advisory Committee is responsible for making recommendations to Council on all Land Severance’s as well as commenting on all private Official Plan and Zoning By-Law Amendments and Minor Variance applications.
The Planning Advisory Committee is also responsible for any in-house review of and or amendments to the Official Plan or Implementing Zoning By-Law for the Bonfield Planning Area including the Official Plan mandatory 5 year review.
The Planning Advisory Committee meets the first Tuesday of every month in the Council Chambers at the Municipal office in Bonfield, 365 Highway 531, Bonfield, ON P0H 1E0.
Committee of Adjustment
The Committee of Adjustment for minor variances is the Council of the Corporation of the Township of Bonfield who are appointed by By-Law in accordance with the Planning act.
What is a Minor Variance?
A minor variance is a variance or relief from the regulations set out in the Zoning By-Law with respect to setbacks or Lot frontages and area.
A Minor Variance does not change the existing Zoning By-Law but rather provides relief from specific requirements set out in the Zoning By-Law in order to suit special circumstances.
The Minor Variance process involves an application to the Committee of Adjustment which is to be submitted along with the prescribed fee to the Secretary-Treasurer, which in turn is followed by a site inspection, public hearing, full consideration of the proposal and finally a decision of the committee. In accordance with the Planning Act, once the 20 day appeal period has expired, the committee’s decision is final and binding.
